Got lucky here on a duplex that already being rented. We did a few minor repairs and were able to boost the equity + increase rent slightly.
This was an online lead that came in - 2 bed. Fixed in roughly 60 days and BRRRR. Seller already had a new house under contract and needed a quick sale.
